They also provide sellers with a comparative market analysis report that shows comparable listings that have recently sold in order to determine market value.

02. Repairs & Improvements Consultation

Many homes need some improvements or repairs completed in order to garner the most value from their home sale. At the initial visit, we will make a ‘punch list’ of recommended repairs that can make the difference for maximizing your sales price. Having been in the business for over 20 years we have developed an ‘approved vender list’ of excellent local contractors that have been vetted by us — and many of our clients. So, no need to stress about finding reliable help for replacing carpet, making drywall repairs, etc.

We can also recommend hard-to-find contractors such as for bathtub reglazing. This type of service can save you money by repairing rather than replacing a bathtub.

03. Estimated Net Sheet

Most home sellers want to know, “How much money can I expect to make when you sell my home?” That’s why TEAM STUECKLER provides sellers with an Estimated Net Sheet, based on the projected value, minus a seller’s mortgage payoff amount. It also gives a clear breakdown of all selling fees. That way, home sellers know what they can expect to walk away with at settlement — and there’s no surprises!

04. Pre-Marketing of Your Listing

TEAM STUECKLER can pre-market your home—even before it’s ready to be shown. Home sellers who aren’t quite ready yet to put the house on the market can list it as ‘Coming Soon’ status for up to 21 days. This allows for pre-marketing of the property and an awareness to prospective buyers of your home’s coming availability. An open house can be scheduled for the same date that the listing becomes ‘active’ for showings in the MLS.
