THE TEAM STUECKLER 12-POINT MARKETING SYSTEM
#1. Consultation & Custom Home Analysis
TEAM STUECKLER will preview your home and make recommendations about suggested repairs. They’ll give staging advice and low-cost upgrade recommedations that will maximize your home’s value. At the initial consultation, a free and customized Comparative Market Analysis (CMA) is provided. The CMA compares your home to all similar homes that have sold within the past 6-12 months. All home seller’s questions are answered in order to ensure sufficient knowledge of the process.
#2. Pre-Marketing of Your Listing
TEAM STUECKLER can pre-market your home—even before it’s ready to be shown. Home sellers who aren’t quite ready yet to put the house on the market can list it as ‘Coming Soon’ status for up to 21 days. This allows for pre-marketing of the property and an awareness to prospective buyers of your home’s coming availability. An open house can be sceduled for the same date that the listing becomes ‘active’ for showings in the MLS.
#3. Professional Fusion Photography
‘A picture’s worth a thousand words.’ That’s why fabulous photos are essential to marketing success. All photos are taken with the latest fusion technology, which is a process that takes multiple images and combines them to create a single image while only keeping the properly exposed elements. This gives a realistic effect, and allows you to see as if you were actually in the room.
#4. Professional Drone Photography
TEAM STUECKLER uses the latest drone technology to photograph and market listings. Beautiful aerial shots highlight waterways, views, acreage and extensive landscaping.
Professional photography can make all the difference when showcasing a home’s features. These photos show before and after professional enhancement. All photography is enhanced with professional software to make them bright and appealing.
#5. Video House Tours
#6. Listing Lifestyle Video Series
A TEAM STUECKLER original series, Listing Lifestyle, is a unique concept to highlight your homes benefits, not just it’s features, such as number of bedrooms and baths.
#7. Social Media Advertising Campaigns
Advertising on social media is an excellent way to reach buyers. Ads are micro-targeted for specific demographics and regions, based on the property type, features, and location. This ensures that a prospective buyer is aware of your listing when it comes on the market.
#8. Featured Listings on the #1 Real Estate Search Engine Nationwide
Homes are featured on Zillow, the #1 real estate search engine, as premier listings, getting pushed up higher in search results for maximum exposure. They’re also advertised on all other real estate search engines.
#09. Individual Listing Websites
Individual listing websites are created to point prospective buyers to one designated URL with all the details and photos of your listing. This also helps to maximize exposure of your property in the real estate search engines.
#10. Quality Marketing Materials
TEAM STUECKLER uses the highest quality marketing materials to advertise listings. Additionally, print advertising is utilized for specific properties to capture exposure within a specified market demographic.
#11. Open Houses & Top Agent Tours
TEAM STUECKLER holds open houses within the first month of a listing, with the permission of the homeseller. All open houses are heavily advertised in advance to ensure maximum exposure. Participation in bi-monthly agent tours, comprised of hand-selected local top-producing agents, are utilized to provide feedback for sellers and to get local agent attention for prospective buyers.
#12. "Secret Sauce"
There are things we do to sell our listings that we only reveal in a listing presentation to a prospective seller! Please contact us today if you’re interested in scheduling a listing appointment to learn more about the Team Stueckler “Secret Sauce”.

THE TEAM STUECKLER NANOSECOND PRINCIPLE
The Nanosecond Principle © is a term coined by Patti Stueckler. This principle refers to the split second opportunity that a listing has in the MLS to either capture a buyer’s imagination – or not. When a buyer is scrolling through listings online, a great exterior photo can make all the difference of whether they decide to click on a listing–allowing them to see all the rest of the photos and read the remarks. An example of the Nanosecond Principle is highlighted in these two photos. Team Stueckler listed this lakeside home in Dunkirk after two other realtors had unsuccessfully listed the property. Both previous real estate agents used the front photo of this unique contemporary as the main photo in the MLS listing. Team Stueckler used the back of the home as the main exterior photo. With Team Stueckler, the house went under contract in 43 days– and sold!
